Проаналізовано та узагальнено вітчизняний і закордонний досвід у сфері регенерації кварталів житлової забудови, доповнено методику дослідження історичної забудови малих міст для досягнення оптимального результату у постановці мети та завдань. Структуровано основні чинники, що впливають на відтворення та сучасне використання житлової забудови з її територією. Виявлено критерії та розроблено вимоги і принципи відтворення кварталів житлової забудови центральних частин малих історичних міст. Розроблено структурно-функціональну модель відтворення забудови кварталів з різними містобудівними вимогами, а також рекомендації щодо вдосконалення методики дослідних та проектних робіт відтворення втраченої житлової забудови кварталів при максимальному збереженні їх цінного історичного середовища та дотриманням пам’ятко-охоронних вимог. The research analyzes the problems of reproduction of residential blocks in the central parts of the small historical cities of Western Ukraine, on the basis of which it was discovered that the main ones are the lack of clear rules and regulations for approaches to residential blocks reproduction that would determine the optimal functional, planning, architectural, figurative, stylistic, compositional and other characteristics of new residential development. The current regulatory framework of Ukraine, domestic and foreign experience in the field of district heating of residential development has been analyzed and summarized, which allowed to reveal the main methodological principles of such works. They are based on a programmatic approach to the regeneration of the central part of the historic city, in which the historical city center is considered as a holistic functional and urban development complex, and reproduction of the building and new construction are aimed at preserving, emphasizing and returning the vision of the historic city and strictly regulated. In order to achieve the optimal result in setting goals and objectives for the reproduction of residential development, the method of research of historical development has been supplemented by the method of questioning residents and the method of structural analysis of historical and modern cartography. The research was carried out in ten small historical cities of Western Ukraine, of a different level of conservation, which presents a full range of problems associated with the reproduction of lost historical building. Due to the analysis of the urban structure of the studied cities central parts, five main historical methods of development of non-market blocks were identified and their difference with modern ones was established. It also revealed three types of blocks by the preservation of the planning structure, and five main types of quarters for the conservation of the building. The methods of housing development on parcels, volumetric-spatial characteristics of historical and modern development are analyzed. Their main differences are revealed. The main factors behind the restoration and modern use of residential development with its territory in recent years have been structured, which have shown that the free territories of the centers of small historic cities are gradually being built up, and the largest investments are directed towards the construction of private trade and office buildings. The criteria, requirements and principles for the reproduction of residential blocks of the central parts of small historic cities based on the knowledge about "authenticity" of a valuable urban-type object are developed, which, first of all, should be connected with the traditional principles of architectural and planning organization of them in certain historical periods (the basis for determining authenticity of existing buildings is a city-building framework, street network, squares and quarters, as well as their division into parcels, nature and high-rise buildings, historical dominant of the city). A standardized model of the design process of building blocks with different cityplanning requirements has been developed, taking into account historical architectural and urban features and modern requirements for building design. Also, recommendations are made regarding the implementation of programs for the reproduction of lost residential development of quarters with maximum preservation of their valuable historical environment and observance of the preserving requirements. В исследовании проводится анализ проблем восстановления кварталов жилой застройки центральных частей малых исторических городов Западной Украины. Проанализированы и обобщены отечественный и зарубежный опыт в области регенерации кварталов жилой застройки, дополнена методика исследования исторической застройки малых городов для достижения оптимального результата в постановке целей и задач. Структурировано основные факторы, влияющие на восстановление и современное использование жилой застройки с ее территорией. Выявлены критерии и разработаны требования и принципы восстановления кварталов жилой застройки центральных частей малых исторических городов.
